About Stillwater

Stillwater is a gated Lennar neighborhood on Bourneside Boulevard just south of State Road 70, in the Manatee County part of Lakewood Ranch. Lennar announced it in July 2025, and its first homes are under construction in 2026. The plan calls for 105 low-maintenance single-family homes set among natural preserves.

Homes come in two Lennar collections. The Executive homes run from 1,850 to 2,247 square feet with 2 to 4 bedrooms and 2-car garages. The Manor homes run from about 2,244 to 2,724 square feet with 3 to 4 bedrooms and 3-car garages. All are sold with Lennar's Everything's Included package, which covers tile roofs, paver driveways, hurricane protection and stainless steel appliances. Base prices start at about $502,000, and homes under construction have been offered from the high $500,000s to the mid-$700,000s.

The HOA fee runs about $350 to $360 per month, and the sales center is at 5637 Lightning Whelk Lane. If you are thinking of buying here, please call me before you visit the model or register on Lennar's site, because most builders accept a buyer's own agent only when the agent registers the buyer on the first visit.

Lennar sells Stillwater homes with its Everything's Included package, which lists tile roofs, paver driveways, hurricane protection and stainless steel appliances, including a washer and dryer, as standard. I will get the current feature sheet for the plan and homesite you choose.

What is the HOA fee in Stillwater?

HOA fees run $350.33 to $359.67 per month, and the homes are marketed as low maintenance. I will request the HOA budget so you can see exactly what the fee covers, and I will confirm any Lakewood Ranch district assessments that apply to the homesite.

Where is Stillwater?

Stillwater is on Bourneside Boulevard just south of State Road 70, in the Manatee County part of Lakewood Ranch, near shopping and dining. Lakewood Ranch Main Street and Waterside Place are a drive away.

Are there homes ready to move into?

Lennar is building homes in Stillwater now and lists homes under construction as well as plans you can build from the ground up. Availability changes often, so I am happy to send you the current list of homes and their expected completion dates.
