About The Alcove at Waterside
The Alcove at Waterside is a neighborhood of 47 lakefront single-family homes in Waterside, the southernmost part of Lakewood Ranch, south of University Parkway and east of I-75 in Sarasota County. Neal Signature Homes broke ground in 2022, opened its model in May 2023 and announced the sales close-out in May 2026. Every homesite sits on Blue Heron Lake, so each home has a lake view.
Neal Signature Homes built five plans here. The Montecito 2, Portofino, Carlotta 2 and Veneto 2 run from 2,426 to 2,646 square feet with up to four bedrooms and three baths, and the Capri is 3,334 square feet with up to five bedrooms and four baths. Buyers personalized their homes, so finishes and options differ from one house to the next. Homes sold from about $1.15 million to $1.61 million in the last two years.
The neighborhood has a kayak launch area on Blue Heron Lake and an extension of the Waterside Trail System. Waterside has seven lakes and about 20 miles of shoreline, plus a marina and water taxi service, Waterside Park with a splash park, volleyball courts and an event lawn, and Waterside Place, the town center on Kingfisher Lake with restaurants, shops and the Sunday farmers market.
