Waterfront at Main Street is a gated condominium community on the shore of Lake Uihlein, right beside Lakewood Ranch Main Street in Manatee County. It sits between Main Street and the lake, with University Parkway and the Lakewood Ranch Country Club close by. The buildings line Boardwalk Loop, and the mailing ZIP is 34202.
The residences are in mid-rise buildings finished in 2017 and 2018. The top floor holds penthouses such as a three-bedroom residence of about 2,240 square feet. Many homes have covered balconies or screened lanais facing Lake Uihlein, and some units also look toward the Lakewood Ranch Country Club golf course. Condos here sold for about $420,000 to $1.2 million in the last two years, with the top-floor units at the high end.
Main Street is a short walk away. It is the town center of Lakewood Ranch, an open-air street of cafes, boutiques, specialty shops, restaurants, the Lakewood Ranch Cinemas and the Lakewood Ranch New Home Center, with signature events, concerts and festivals throughout the year. Yes, the community is gated. I also suggest requesting the condominium association's budget, reserve study and fee schedule so you know exactly what the monthly fee covers.
What should I check before buying a condo here?
Florida law requires condominium buildings of three or more habitable stories to have a structural milestone inspection by the end of the year the building turns 30, or 25 if the local building agency requires it, and every 10 years after that, so these buildings are not due for many years. Ask the association for its budget, reserve balance, any planned special assessments and its insurance coverage, and get your own insurance quote before you commit.
