About Wild Blue at Waterside
Wild Blue at Waterside is a neighborhood of single-family homes in Waterside, the Sarasota County side of Lakewood Ranch. Stock Development planned it for 505 homes on lake and preserve homesites off Lorraine Road and Blue Wave Drive, south of University Parkway. The first homes were finished in 2024, and building continues through the later phases.
Homes run from about 2,400 to 4,575 square feet. Five builders work in the neighborhood: Stock Luxury Homes (which designs with South Florida Architecture), AR Homes by Arthur Rutenberg, John Cannon Homes, Anchor Builders and Lee Wetherington Homes. The builders offer custom homes as well as single-family plans, and homes sold for about $1.4 million to $6.8 million in the last two years. Please call me before you visit a model or register on a builder's site, so that I can be registered with you from your very first visit.
The amenity center has a clubhouse, a resort-style pool, a fitness center, tennis and pickleball courts, a bar and restaurant, an event lawn, a dog park and a tot lot, plus walking and biking trails and kayaking. A lifestyle director runs the social calendar. The HOA fee runs about $800 to $900 a month with maintenance included. Waterside Place, the town center on Kingfisher Lake with restaurants, shops, the Farmers' Market and Ranch Nite Wednesdays, is a short drive away.

What does the Wild Blue HOA fee cover?
Wild Blue HOA fees run about $800 to $900 a month with maintenance included. The neighborhood amenities include the clubhouse, pool, fitness center, tennis and pickleball courts, bar and restaurant, dog park, tot lot and a lifestyle director. Before you sign a contract, I will confirm the current fee and exactly what the maintenance covers with the association.
Are there model homes to tour in Wild Blue?
Yes. Stock, AR Homes, John Cannon and Anchor Builders keep model hours of Monday through Saturday 10 am to 5:30 pm and Sunday 12 to 5 pm. Anchor Builders shows its Martinique model there, and while Lee Wetherington's model is closed, I would be glad to look into that builder's available lots and homes for you. From I-75 exit 213, take University Parkway east, turn right (south) on Lorraine Road, then turn left onto Blue Wave Drive. Waterside Place, the Waterside town center on Kingfisher Lake, is a short drive away.
