Places in this guide The Concession Lakewood Ranch

Updated for October 2026: homes in The Concession are asking a median of about $3.6 million, and five closed from July to September at a median of $2,900,000, which is below the $3,400,000 median of the same quarter last year. I follow this guard-gated golf community east of Lakewood Ranch closely, and this page is where I keep the numbers current, each one dated and sourced.
The Concession has only 236 custom homes planned on 1,200 acres, so a handful of sales can move the averages a great deal. I would read every figure below as a snapshot of a small neighborhood, not a trend line. You can see the community itself on my page on The Concession.
What is for sale in The Concession today
On October 19, 2026, five homes appear on my Concession page, priced from $3,200,000 to $4,250,000, and two of them are marked coming soon. On October 12 the page counted four homes for sale at a median list price of $3.63 million, or $666 a square foot. One of them, with 5,912 square feet, shows a price change about four weeks ago and now asks $3,950,000.

|---|---|---|
| Homes for sale | 4 | October 12, 2026 |
| Median list price | $3.63 million | October 12, 2026 |

What sold from July to September 2026
Five homes closed in the third quarter, up from three in the same quarter last year. The median sale price was lower, though, and the median price per square foot fell from $836 to $611, a drop of 26.9 percent. The sales ranged from $1,640,000 to $3,500,000, so the mix of homes mattered as much as the market did.
| Closed sales | July to September 2026 | July to September 2025 |
|---|---|---|
| Homes sold | 5 | 3 |
| Median sale price | $2,900,000 | $3,400,000 |
| Median price per square foot | $611 | $836 |
Two things are not published for a community this small: a reliable count of pending sales and a median for days on market. Rather than guess, I give you the county figure below and look up the real history for any specific home you are considering.
How long homes take to sell in Manatee County
The Concession sits in Manatee County, where single-family homes spent a median of 45 days on the market before going under contract in August 2026. Closed single-family sales rose 5.7 percent to 687, and the median sale price was $495,000. Active inventory fell 7.0 percent to 2,616 homes, which is about 3.9 months of supply.
Those county figures describe homes at very different price points than The Concession, where large homesites and custom estates are the norm. A home at three million dollars or more is likely to take longer than the county median suggests, and I would plan for that if you are selling. My takeaway if you are buying
Buyers have room to ask questions and negotiate right now. Third-quarter sales closed well under today’s asking prices, although the homes were not the same ones. I would ask for the full price history of any home you like, compare it with the sales above, and then make an offer that reflects what has actually closed, not what is listed.
If you would rather build, John Cannon Homes is selling custom homes here, with lots from the high $900,000s and homes from the mid-$2 millions in 2026. Please call or text me before you visit a model or register on a builder’s website, because that first contact matters for how you are represented.
My takeaway if you are selling
My advice to sellers this fall: price for the sales that closed, not for the highest listing you see. Five homes sold this past quarter, and most of the active homes ask more than the median sale. A home that is priced for today and shown well tends to do better than one that waits for a price cut.
If you own a home here, I would be glad to show you what it would bring today. You can also compare The Concession with nearby golf neighborhoods in my guide comparing Sarasota golf communities, or see what the wider area offers on my Lakewood Ranch page.
Where these numbers come from
Listing counts and prices are from the current listings on my Concession page, read on October 12 and October 19, 2026. Closed sales are from Stellar MLS for July to September 2026 and the same months of 2025. County figures are from the REALTOR Association of Sarasota and Manatee for August 2026, the latest report published when I wrote this. I refresh this page each month, and the next update will use the September association report.
