Englewood and Cape Haze cover the Charlotte County side of the coast in the southwest corner of the county. On the mainland that is the Charlotte County part of Englewood, the Cape Haze peninsula, Rotonda West and Placida, which began as a fishing community. Offshore it takes in Englewood Beach and the Charlotte County part of Manasota Key, from the Sarasota County line south to Stump Pass; the bridgeless islands of Palm Island, Knight Island, Don Pedro Island and Little Gasparilla Island; and the north end of Gasparilla Island. Gasparilla Island is split between two counties, and the village of Boca Grande on its south end is in Lee County, so it is not part of this area. Englewood also straddles a county line: some Englewood addresses, including HCA Florida Englewood Hospital, are in Sarasota County.

The water sets the pattern. Lemon Bay and the Intracoastal Waterway run behind the barrier islands, and Stump Pass, between Manasota Key and Knight Island, connects Lemon Bay to the Gulf. Homes above $1 million here are on the water: Gulf-front and bayfront homes on the Charlotte County part of Manasota Key, beach and bay homes on Palm Island, Knight Island, Don Pedro Island and Little Gasparilla Island, homes on the Charlotte County end of Gasparilla Island, and canal homes in Cape Haze. Cape Haze was developed from the early 1950s by William and Alfred Vanderbilt, with seawalled canals and mid-century Sarasota School architecture, and its property owners association offers members private dockage at Don Pedro Island. Inland, Rotonda West is a deed-restricted community with 26 miles of canals plus ponds and lakes, and Amberjack Environmental Park protects 225 acres of scrub and pine flatwoods on the southern Cape Haze peninsula.

The islands come with their own access and rules. Palm Island Transit runs a car ferry, about six minutes across the Intracoastal, serving Palm Island, Knight Island and Don Pedro Island. Little Gasparilla Island, about 2.5 miles long, is reached only by boat, and the Don Pedro Island State Park beach is reached only by private boat. Knight Island, Don Pedro Island, Thornton Key and Little Gasparilla Island sit in Charlotte County's Bridgeless Barrier Island Overlay District, which limits residential density. Gasparilla Island is reached from Placida by the Boca Grande Causeway, a private toll road owned by the Gasparilla Island Bridge Authority, and the Gasparilla Island Conservation District Act limits buildings there to 38 feet and five units per acre. Manasota Key has its own Charlotte County overlay and design guidelines. Confirm current rules for any lot with the county and the association.

Gasparilla Road and SR 776 connect the area to US 41 at Murdock, about 30 min drive from Cape Haze, and to I-75 at Kings Highway, about 40 min. Punta Gorda Airport is about 55 min away, Sarasota Bradenton International about 80 min and Southwest Florida International about 90 min. For daily needs there is a Publix at Cape Haze on Placida Road, the Englewood Charlotte Public Library, and the recreation center and heated pool at Ann & Chuck Dever Regional Park. Englewood Beach at Chadwick Park has a 900-foot boardwalk and pavilions, Stump Pass Beach State Park has about a mile of beach at the south end of Manasota Key, and the Cape Haze Pioneer Trail follows an old railroad route for about 8.5 miles. Restaurants cluster across from Englewood Beach and along Lemon Bay, and Rum Bay on Palm Island is reached by ferry. HCA Florida Englewood Hospital is about 18 min away.

This area is in Charlotte County. Englewood straddles the Sarasota-Charlotte county line, and this guide covers only the Charlotte County side: Englewood Beach and the Charlotte County part of Manasota Key, the Cape Haze peninsula, Rotonda West, Placida, the bridgeless islands and the north end of Gasparilla Island. The village of Boca Grande, at the south end of Gasparilla Island, is in Lee County. Some Englewood addresses, including HCA Florida Englewood Hospital, are in Sarasota County, so check the county on the property record; taxes, permits and school assignments follow it.

What should I know about flood zones and insurance here?

Charlotte County is low-lying, and the county notes that its Gulf shoreline, Charlotte Harbor and barrier islands all add to flood risk. FEMA A and V zones are high-risk areas where flood insurance is required for federally backed mortgages; V zones face waves over 3 feet and require construction on pilings, and Coastal A Zones are held to V-zone standards. The county's Forerunner portal shows a property's flood zone and base flood elevation and offers available elevation certificates. Ask for the property's elevation certificate, compare the lowest floor to the base flood elevation, and get flood and wind insurance quotes before you commit. The county recorded 5 to 8 feet of storm surge during Hurricane Milton in October 2024.

How do boats get from here to the Gulf?

Stump Pass, between the south end of Manasota Key and Knight Island, connects Lemon Bay to the Gulf, and Charlotte County is responsible for its maintenance dredging. The Intracoastal Waterway runs behind the islands. At Placida Harbor the Boca Grande swing bridge has 22 feet of vessel clearance; on weekdays it opens on the hour and half hour from 7 am to 6 pm and on demand overnight, and every 15 minutes on weekends and federal holidays. Charlotte County runs a boat ramp at Placida Park on the Boca Grande Causeway. Water depth varies by canal and dock, so confirm depth and bridge clearances on the route for the boat you plan to keep.

What are the closest airports?

Punta Gorda Airport (PGD), owned by the Charlotte County Airport Authority, is about 55 min drive from Cape Haze, with Allegiant and Sun Country nonstops to more than 50 destinations. Sarasota Bradenton International (SRQ) is about 80 min north, and Southwest Florida International (RSW) in Fort Myers, with nonstop service to more than 80 destinations, is about 90 min. Times vary with traffic and with where you start; the islands add a ferry or boat ride.

Which schools serve this side of Charlotte County?

Public schools are run by Charlotte County Public Schools. Lemon Bay High School (grades 9 to 12) is on Placida Road in Englewood, and L.A. Ainger Middle School (grades 6 to 8) and Vineland Elementary (PK to 5) are in Rotonda West. For homes in ZIP code 34223, the district lists Englewood Elementary, a Sarasota County school, as the zoned elementary. Assignment follows the address, so check the district's boundary locator and call the school to confirm. Private options in Englewood include Genesis Christian Academy and Redeemer Lutheran School.

Often, and they differ by place. Rotonda West is a deed-restricted community with its own association.
