Lemon Bay Estates is on Manasota Key, the barrier island between the Gulf of Mexico and Lemon Bay, in the Charlotte County part of Englewood. It lies along North Beach Road a short distance north of Englewood Beach at Chadwick Park. Lemon Bay Estates No. 1 and No. I-A were platted in 1952, and Lemon Bay Estates No. 2 was added in 1997 along a street called The Pointe.

Charlotte County records list about 47 single-family homes, about half of them on waterfront lots, and a handful of vacant lots. Homes date from the late 1950s through the 2000s. On The Pointe, homes built from the late 1990s are raised for the flood zones, with features such as multi-car garages, pools, docks and elevators. The lots carry single-family zoning under the Manasota Key rules, and building follows the Manasota Key Community Plan and design guidelines.

North Beach Road runs south to the Beach Road business district, with restaurants and shops, and Englewood Beach at Chadwick Park, which has a 900-foot boardwalk, pavilions and paid parking. The Tom Adams Bridge carries Beach Road over the Intracoastal Waterway to SR 776 and the Englewood mainland.

Yes. Lemon Bay Estates is on the Charlotte County part of Manasota Key, north of Englewood Beach. North Beach Road runs from the Beach Road business district to the Charlotte-Sarasota county line, and Englewood addresses in ZIP code 34223 can be in either county, so check the county on the property record; taxes, permits and schools follow it.

What is The Pointe?

The Pointe is the street serving Lemon Bay Estates No. 2, a 1997 plat off North Beach Road. Its homes were built from the late 1990s on and include some of the larger homes in the neighborhood, raised for the flood zones, with features such as docks, pools, multi-car garages and elevators.

What building rules apply on Manasota Key?

The Charlotte County part of Manasota Key has its own community plan and design guidelines, and new construction and major renovations go through the Manasota Key architectural review before permits are issued. The plan caps single-family homes at 43 feet above the average high water line or two stories of livable space, whichever is less. Read the current county rules and any recorded restrictions before you plan a rebuild.

What flood zones apply?

Under the FEMA maps effective December 15, 2022, lots here fall in VE, AE and Coastal A coastal flood zones, often more than one on the same lot. Barrier islands are among the first areas ordered to evacuate when a storm approaches. Ask for the elevation certificate and get flood and wind insurance quotes before you commit.
