Updated for October 2026: EverCreek by Pulte has no homes for sale, no pending sales, and no closings yet, so there is no EverCreek price or days on market to report. What I can show you is the market it will open into. In ZIP 34240, the homes that closed from January 1 to September 24, 2026 sold at a median of $856,750.

I would rather tell you that plainly than fill this page with zeros. Pulte announced the community on June 10, 2026, and sales have not opened. As soon as homes are listed or closed there, I will rewrite this page in place with EverCreek’s own numbers. Until then, these local prices are what a buyer will compare it against.

What Pulte has announced for EverCreek

PulteGroup closed on a 464-acre site in southeastern Lakewood Ranch and plans 1,000 homes: 850 single-family homes and 150 townhomes. The plan lists homes from about 1,500 to nearly 4,000 square feet, with two to five bedrooms and one- to three-car garages. The amenity campus covers eight acres, with a beach-entry pool connected to a lazy river, a clubhouse with a fitness center, pickleball courts, a dog park, and nearly three miles of trails that join the wider Lakewood Ranch trail system.

Prices, HOA dues, and CDD amounts have not been published, and I will not guess at them. My EverCreek page carries the details as Pulte releases them.

Prices and sales in ZIP 34240, where EverCreek sits

The site is off Bourneside Boulevard in Sarasota County, so ZIP 34240 is the closest market I track. Homes there cost more than the county as a whole, and this year is ahead of 2025 on both price and number of sales.

On September 24, I counted 213 homes for sale in 34240. The median asking price was $750,000, or $324 per square foot, and the median home had been listed 69 days. 57 of the 213, or 27 percent, were already pending or under contract. For the full breakdown, see my ZIP 34240 market update.

How Sarasota and Manatee counties compare

Lakewood Ranch crosses the county line, so I also watch both counties. The REALTOR® Association of Sarasota and Manatee published its August 2026 report with figures from Stellar MLS. It does not break out ZIP codes or single communities.

Condos and townhomes sit in a different place. In August the Sarasota County median was $310,000 with 83 days to contract, and the Manatee County median was $307,000 with 72 days. EverCreek’s 150 planned townhomes will compete in that group.

One takeaway for buyers

Do not judge EverCreek before there is a price. When Pulte releases homes, compare the full price with a home that has already closed nearby, not with the starting price in an ad. Over the last 12 months, ZIP 34240 homes closed at a median of $339 per square foot. Ask what the builder includes, what the lot premium is, and what the HOA and CDD will be.

One takeaway for sellers

If you own in southeastern Lakewood Ranch, new homes are coming to your area, and they will give buyers another option. My advice: price against what has closed on your street, not against builder ads. A resale home can offer what a new one cannot, such as a finished yard, mature trees, and a move-in date you can count on. Show that in your listing.
