Updated for October 2026: across the twelve golf communities on my community pages, 188 homes closed from July to September, about 9 percent fewer than the 207 that closed in the same months of 2025. Median sale prices were lower in most of them, and I would read that more as a change in which homes sold than as a drop in what any one home is worth.
I keep this page at one address and refresh it every month. Everything below comes from my Stellar MLS home search and the community pages on my site, and each figure carries the date I read it. If you would like to browse the communities yourself, my golf community finder lists every one of them.

Esplanade at Azario has the most homes available, and the Country Club at Lakewood Ranch, Stoneybrook, and Lakewood National follow. Of the homes counted in late September, 1 of 5 at The Concession, 4 of 15 at Waterlefe, and 1 of 6 at Laurel Oak Estates were already pending or under contract. Ask me and I will pull the current pending count for any community you are watching.
What closed from July to September

The closed sales tell the clearer story. Four of the twelve communities sold fewer homes than a year earlier, and Esplanade at Azario accounts for most of the difference, with 49 sales against 75. Six sold more, including Lakewood National, Esplanade, and Country Club at Lakewood Ranch, and two were level.
| Community | Homes sold, Jul to Sep 2026 (2025) | Median sale price, 2026 (2025) |
|---|---|---|
| The Founders Club | 2 (1) | Fewer than 3 sales |
| The Concession | 5 (3) | $2,900,000 ($3,400,000) |
| Laurel Oak Estates | 4 (6) | $1,062,500 ($1,412,500) |
| Country Club East | 23 (21) | $840,000 ($1,020,000) |
| Country Club at Lakewood Ranch | 23 (18) | $625,000 ($687,000) |
| Waterlefe Golf & River Club | 6 (12) | $940,000 ($391,000) |
| Calusa Country Club | 4 (4) | $527,500 ($854,602) |
| Esplanade at Azario | 49 (75) | $619,919 ($815,000) |
| Prestancia | 9 (11) | $575,000 ($595,000) |
| Esplanade | 22 (19) | $574,750 ($785,000) |
| Stoneybrook Golf & Country Club | 15 (15) | $295,000 ($325,000) |
| Lakewood National | 26 (22) | $322,500 ($385,500) |
Please be careful with these medians. A community with only four or six sales can swing by hundreds of thousands of dollars depending on whether a lakefront home or a villa happened to close that quarter. Waterlefe is the clearest example: its median rose from $391,000 to $940,000 on half as many sales, which says more about the mix than about a market that doubled in value.
The larger communities are steadier guides. Median sale prices were lower than last year at Esplanade, Esplanade at Azario, Lakewood National, and Country Club East, and the price per square foot has eased more gently, for example from $334 to $312 at Esplanade at Azario and from $282 to $258 at Lakewood National. That tells me buyers are paying a little less per square foot for what they buy, and that many of the 2026 sales were smaller homes.
How long homes take to sell
Days on market vary by community and by street, so I pull that number for the specific homes you are considering. For the wider picture, the REALTOR® Association of Sarasota and Manatee August 2026 report, released on September 16, put the typical Sarasota County single-family home at 47 days to contract, with 3.7 months of supply and a median sale price of $470,000. Condos and townhomes took 83 days and had 5.2 months of supply.
Golf communities sit above those county figures on price, and several of them, including Esplanade at Azario, Country Club at Lakewood Ranch, and Stoneybrook, have a deep supply of homes to choose from. When I walk you through one, I will pull the days on market for that specific street and builder, because that is the number that decides how you negotiate.
One takeaway for buyers
You have more room to choose now than you did a year ago, especially in the communities with 30 or more homes listed. Lakewood National, Stoneybrook, Esplanade, and Esplanade at Azario each have that many, and recent sale prices there have come in below last year’s.
Before you choose a home, please look at the club itself. Membership structure, initiation costs, and dues vary a great deal from one golf community to the next, and I never quote those figures from memory. I would be glad to gather the current terms for any community you are considering, and to compare them side by side. If a builder is involved, please call me before your first visit, as I explain in my guide to registering your agent first.
One takeaway for sellers

My advice this fall is to price against the homes that actually closed in your own community, not against last year’s headline numbers. With 188 sales across these communities in the quarter, buyers are active, but they are comparing carefully, and the homes that sold were priced to the current figures.
If you own at the top of a community, such as The Founders Club or The Concession, the sample is small and every sale matters. A home that is positioned against the right comparable sales will do better than one that simply follows an average. I would be happy to prepare a pricing review for your home that names the closed sales I would use and why.
