October 6, 2026: if you’re buying or selling in The Founders Club, compare the home’s condition and homesite before relying on a neighborhood average. Today, 3809 Founders Club Drive is offered at $2,850,000, and 3737 Founders Club Drive is offered at $2,795,000. Both are active, adding choices beyond the September snapshot below.

What makes one Founders Club home worth more than another?

The Founders Club combines custom homes with a Robert Trent Jones Jr. golf course, lakes, wetlands, and walking paths. For a buyer, that makes the particular homesite part of the decision: compare the view, outdoor living space, privacy, and how the rooms connect to the pool and lanai.

I would put roof and equipment age, renovation quality, and the work you would want to do beside the asking price. A lower price per square foot can leave room in your budget for improvements, but get estimates before treating that difference as savings. For sellers, document completed work and compare your home with similar homes that buyers can tour now.

Plan for life beyond the house

Club life includes dining at the Golf Hall, fitness facilities, and tennis. Before you buy, confirm which activities your intended membership includes, current availability, and the full cost. I would keep that decision separate from the home’s purchase price and review my Founders Club membership guide with you.

The community’s address is in Sarasota’s 34240 ZIP code. Test the drive from the specific home to work, shopping, and the places you visit most at the times you expect to travel. If schools matter to your move, confirm the assignment for the exact property with the district before making a decision.

The short version for September 2026: on September 24, eight Founders Club homes were listed in the MLS, and three of them were already under contract or pending. Asking prices ran from $1,750,000 to $3,249,000. The median asking price was $2,947,000, or $556 per square foot.

As of September 24, 2026, 16 home sales had recorded here during the year, at a median of $2,350,000. That works out to $594 per square foot of living area. You can see every current home, updated daily, on my Founders Club homes for sale page.

  • Listings: eight in all. Four are active, one is coming soon, two are active under contract, and one is pending.
  • New in the last 30 days: two. 8877 Colonels Court showed up as coming soon 3 days ago. 3531 Founders Club Drive went pending within 25 days of appearing.
  • In contract: three homes are under contract or pending. They were listed at $1,750,000 to $3,200,000, which is $423 to $550 per square foot.
  • Still available: five homes, four active and one coming soon. Their median asking price is $2,999,000, or $666 per square foot.
  • Days on site: anywhere from 3 to 972 days, with a median of about 73 across all eight. The 972-day listing is 3739 Caledonia Lane, a home built in 2024.

What stands out to me: the homes that went under contract were the ones priced at the low end per square foot. I come back to that in the takeaways below.

Founders Club sales recorded in 2026

Asking prices are only half the picture. Closed sales are the other half. There were 16 qualified home sales in the Founders Club subdivision recorded from January 1 to September 24, 2026.

Home sales recorded January 1 to September 24, 2026. Price per square foot uses living area.
  • Closings: 16 home sales so far this year, and spring was the busy stretch. Eleven recorded from April to June, at a median of $2,700,000. Four recorded from January to March, at a median of $2,145,000. Only one has recorded since July 1: 3331 Founders Club Drive, at $2,575,000 on July 24.
  • Median sale price: $2,350,000. Sales ranged from $1,425,000 to $5,400,000.
  • Median price per square foot: $594 of living area.
  • Age matters: the five homes built from 2006 to 2010 sold at a median of $442 per square foot. The four built in 2020 or later sold at a median of $796.
  • Homesites: three vacant lots also sold, for $650,000, $710,000, and $850,000.

No August or September home sale had recorded as of September 24. Deeds can take a few weeks to show up in county records, and summer has been quiet here. I’ll pick up any late recordings in next month’s update.

How The Founders Club compares with Sarasota County

In August 2026, Sarasota County’s single-family home market had fewer homes to choose from:

  • Sales held steady. There were 646 in August, up 0.8 percent from August 2025. The median price was $470,000, down 1.1 percent.
  • Fewer homes to choose from. Active listings fell 20.8 percent, to 2,619. That’s 3.7 months of supply.
  • Timing. Homes went under contract in a median of 47 days. From listing to closing took 91 days.
  • Sellers kept more of their price. The median sale came in at 94.7 percent of the original list price, up from 92.3 percent a year earlier.
  • The high end picked up. Sales from $2 million to $2.99 million rose 18.2 percent, to 13 in the county.

The Founders Club sits far above the county median, but on price it points the same way. The three homes in contract were listed at $423 to $550 per square foot. That’s below the $594 median of this year’s recorded sales, while the four active homes ask $504 to $902.

One caution. My days on site isn’t the same measure as MLS days on market, so treat the comparison as a direction, not an exact match.

One takeaway for buyers

Judge value by what sold, not by what’s asking. The older homes here, built 2006 to 2010, recorded a median of $442 per square foot this year. The three older homes still active ask $504 to $666. The two older homes that went under contract were listed at $423 and $471.

One takeaway for sellers

Price against what has recorded, and plan for the season. Eleven of the 16 home sales recorded this year closed from April to June. The homes that went under contract were listed at $423 to $550 per square foot.

The four active homes, asking $504 to $902 per square foot, have been on the site from 44 to 972 days. If you’re thinking about selling in the winter and spring season, now is the time to get the home ready and set a price. Ask me for a pricing review based on these sales.

Should I price my home at the neighborhood average?

I would start with homes similar in age, size, condition, and setting. Then compare the alternatives buyers can choose today. A neighborhood median is a starting point; it does not account for your home’s renovations or the work a buyer may need to do.

What should I check before making an offer?
