Places in this guide Soleta Golf Club Lakewood Ranch

Updated for October 2026: Four homes were for sale at Soleta Golf Club on October 16, with a median asking price of $2.18 million, and no home in the community closed from July to September. Soleta is a small, private golf community, so a handful of homes sets the whole picture, and one sale or one new listing can move every number on this page.
I would rather tell you that plainly than stretch a few homes into a trend. What follows is what the community looks like today, how it compares with the county around it, and what I would do as a buyer or a seller right now.
What is for sale at Soleta Golf Club today
Soleta Golf Club has 93 homesites on about 537 acres along the Myakka River, built around a 7,400-yard Nick Price course. Homes are being built by John Cannon Homes and Anchor Builders. The four homes listed on October 16 all sit between about 2,965 and 3,845 square feet.
| Measure | October 16, 2026 |
|---|---|
| Homes for sale | 4 |
| Homes pending or under contract | 0 |
| Homes closed, July to September 2026 | 0 |
| Asking price range | $2,089,500 to $4,299,900 |
| Median asking price | $2.18 million |
| Median price per square foot | $704 |
Three of the four homes list between $2.09 million and $2.18 million, which is why the median sits where it does. The fourth, a 3,845-square-foot home on Bellino Place at $4,299,900, is priced at about $1,118 per square foot and is the exception. My Soleta Golf Club page shows each home with its photos and details.
How long these homes have been listed
Because nothing has closed this quarter, there is no days-on-market figure for a sale. The more useful number is how long each home has been listed. Two of the Price Lane homes first appeared in my listing search on April 30, 2025, nearly eighteen months ago, and the Bellino Place home first appeared on March 30, 2026. The newest, a home on Price Lane North, appeared on September 28, 2026, about three weeks ago.
Builder homes are often listed well before they are finished, so I would not read a long listing as a sign that a home is flawed. It does tell you that buyers have had time to compare, and that the sellers have not yet found the price that moves a home.

Manatee County around Soleta
Soleta is in Myakka City, in Manatee County, and the county’s market is a very different one from Soleta’s. The REALTOR® Association of Sarasota and Manatee published its August 2026 report on September 16, and it does not break out Myakka City or individual communities.
| August 2026, Manatee County | Single-family homes |
|---|---|
| Closed sales | 687, up 5.7% |
| Median sale price | $495,000, up 5.9% |
| Median share of original list price received | 95.6% |
| Sales of $1 million or more | 71, down 6.6% |
The county median is under a quarter of Soleta’s median asking price, so the county figures tell you about the general market but not about what a Soleta home will sell for. Sales of $1 million or more fell slightly in August, and that is the segment in which every Soleta home sits.
One takeaway for buyers
With no recent closings, you have no sold price to measure an asking price against, and that is where I can help most. Before you make an offer, I would compare the home with the closed sales of the most similar golf communities nearby, and I would ask what the builder includes, what the golf membership costs, and what the association dues and any CDD amounts will be. Those figures vary by home, and I pull them for the specific property you are considering.
If you plan to buy a home that a builder is still completing, please call me before you visit a model or register on the builder’s website. Registering me as your agent on your first visit matters, and I explain why in a short guide. I also keep a page for each builder, such as John Cannon Homes at Soleta Golf Club.
One takeaway for sellers
If you own at Soleta, the lack of recent sales works both ways. Nobody can point to a closed price that undercuts yours, but buyers cannot point to one that supports it either, so the first three weeks of a listing carry a great deal of weight. My advice is to price against what comparable golf homes have actually closed for, and to be ready to explain what your home offers that the builder’s inventory does not, such as a finished landscape or a move-in date you can count on. Ask me for a pricing review, and I will gladly walk you through the comparable sales.
