About Waterbury Park
Waterbury Park is a small gated neighborhood in the Manatee County part of Lakewood Ranch. It sits just off The Masters Avenue east of Lorraine Road, a short drive from University Parkway and I-75 Exit 213. Neal Signature Homes is building all 21 homes here, on lakeside homesites behind a gated entrance, with walking trails.
The homes are semi-custom single-family houses from 3,138 to 4,189 square feet, drawn in British West Indies and Farmhouse styles. There are four plans: the Palm Bay 2, Kingfisher 2, Seaside 2 and Monterey 2, each with a den and a 3-car garage. Recent homes have 70-foot-wide layouts with 12-foot ceilings. Base prices start at about $1.4 million, and finished homes have sold and been offered at about $1.8 million to $2 million.
The HOA fee is $696 per month, with maintenance included, and the sales center is at 17809 Signature Place. There are four Neal Signature plans: the Palm Bay 2 at 3,138 square feet with 3 bedrooms and a den, the Kingfisher 2 at 3,435 square feet with 3 bedrooms and a den, the Seaside 2, which is the model, at 3,783 square feet with 4 bedrooms and a den, and the Monterey 2 at 4,189 square feet with 5.5 baths. All have 3-car garages. The plans use British West Indies and Farmhouse exteriors and can be adjusted with the builder's design options.
What does the HOA fee cover?
The Waterbury Park HOA fee is $696 per month with maintenance included. Ask the builder for the current budget and a list of exactly what the maintenance covers, such as lawn care and irrigation, before you sign.
How big is the neighborhood?
Waterbury Park has 21 homesites in total, set beside lakes behind a gated entrance. With so few homes, the lot and water view you pick matter, so walk the homesite map with the builder before choosing a plan.
How do I get to Waterbury Park from I-75?
Take Exit 213 at University Parkway and head east. Turn left onto Lorraine Road, then right onto The Masters Avenue. The neighborhood sits just off The Masters Avenue east of Lorraine Road.
