About Shellstone at Waterside
Shellstone at Waterside is a neighborhood of 682 homes on Lake Merganser in Waterside, the part of Lakewood Ranch south of University Parkway in Sarasota County. Homes by Towne developed it and builds its villas and single-family homes there, and Lee Wetherington Homes builds custom homes. The first homes were finished in 2024, and building continues today.
Homes by Towne offers single-level luxury paired villas of about 1,692 to 1,747 square feet and single-family homes on 45-, 52- and 65-foot homesites, up to 3,733 square feet, some with a second-floor bonus room. New villas start in the high $400s and single-family homes run from the $500s into the $3 millions, with Lee Wetherington custom homes from about $2 million. Homes have sold from about $449,000 to $2.57 million in the last two years.
The Summit at Shellstone has a social hall, fitness center, pool and spa, cabanas, a grill and a fire pit. Midway Park adds 13 acres with tennis, pickleball and basketball courts, an outdoor fitness course, a playground, a dog park, an event lawn with a pavilion, a pro shop and a kayak launch, and an onsite lifestyle director runs events. The association fee runs $396 to $475 a month with maintenance included.
