About Excelsior

Excelsior, also called Excelsior Beach to Bay, is a condominium community at 6263 Midnight Pass Road on Siesta Key. It sits in the Crescent Beach area and stretches from its own beach on the Gulf back toward the bay, with tropical garden walkways, lakes and fountains between the buildings.

The condos were built between 1980 and 1982 and have two or three bedrooms, generally about 1,300 to 1,550 square feet. Shared amenities include two large heated pools, two heated whirlpools, two tennis courts, two pickleball courts, shuffleboard and a community room. Condos sold for about $610,000 to $825,000 in the last two years.

The association publishes rules on rentals, pets and renovations, and I will gladly obtain the current documents on any unit for you before you write an offer.

What to know before you buy in Excelsior

  • I will confirm the HOA and any CDD fees, what they cover, and whether a transfer fee applies at closing.
  • I will check the flood zone and elevation of the home, and we will get a flood insurance quote before your inspection period ends.
