Monterey at Lakewood Ranch in September 2026, in short: the market is quiet, and the builder still sets the pace. On September 24, 2026, I counted five Monterey homes in the MLS, from $1,199,000 to $1,879,000. The median list price was $1,444,000, or $424 per square foot.
Three of the five are Toll Brothers quick move-in homes still under construction. The other two are resales, and one of them is pending. You can see every current home, updated daily, on my Monterey at Lakewood Ranch homes for sale page.
Prices on closed sales have moved up this year. Fifteen Monterey homes sold in the MLS from January 1 to September 24, 2026, at a median of $1,260,200. For the same months of 2025, the median was $1,074,900.
I write this update every month and date every number, so you can put one month next to the next. A list price is what the seller is asking. A sale price is what actually closed, as reported to Stellar MLS.

- Nothing new came on. Of the 5 homes, 4 are active and 1 is pending. No new Monterey listing showed up in the 30 days to September 24. The two newest arrived on August 4.
- Price per square foot varies a lot. The median is about $424. The largest builder home asks $348, while a single-story Selby with a pool asks $482.
- Homes are sitting a while. The median home has been on my site 57 days. The range runs from 51 to 94.
- Not every builder home is in the MLS. The same day, Toll Brothers’ Monterey page showed five quick move-in homes from $1,125,000 to $2,005,000, with move-in dates from January to March 2027. Two of them, 12455 and 12450 Costa Brisa Path, weren’t in the MLS at all. And 12459 Costa Brisa Path showed $1,524,000 on the builder’s site but $1,444,000 in the MLS.
What sold in Monterey in 2026
Listings tell you what sellers hope for. Closed sales tell you what buyers paid. Stellar MLS shows 15 Monterey sales closed from January 1 to September 24, 2026, at a median of $1,260,200.
That works out to a median of $340 per square foot. In the same months of 2025, there were 16 sales at a median of $1,074,900 and $330 per square foot. So the typical home selling this year is a bit bigger, at a slightly higher price per foot.

- No closings in August or September yet. None had been reported as of September 24. The last one closed on July 28, 2026: 2616 Waterfront Circle, 3,416 sq ft, at $1,199,000.
- Almost everything sold is new. Twelve of the 15 sales this year were listed by Toll Brothers’ brokerage. Two more were new homes entered by a non-member office, and just one was a resale.
- The first resale in the MLS was 2508 Waterfront Circle. It closed from Toll Brothers at $1,400,000 on September 22, 2025. It resold on May 4, 2026, at $1,425,000, about $304 per square foot.
- My Monterey sale: I represented the buyer on 2485 Waterfront Circle, which closed at $1,590,000 on June 1, 2026.
Treat the MLS count as a floor. Builders sell plenty of homes without ever entering them in the MLS, so county deed records will show more Monterey closings than my table does.
How Monterey compares with Sarasota County

Monterey sits in Sarasota County, and the county’s single-family market is tightening. That comes from the REALTOR® Association of Sarasota and Manatee August 2026 report, released September 16 from Stellar MLS data. Here’s what it showed for August:
- Sales were up a little: 646 single-family homes sold, 0.8 percent more than in August 2025.
- Prices held about flat, with a median sale price of $470,000, down 1.1 percent.
- Homes took a median of 47 days to go under contract, and the county had 3.7 months of supply.
- Sellers got more of their asking price: a median of 94.7 percent of the original list price, up from 92.3 percent.
Monterey plays in a different league. Its 2026 median sale price is more than two and a half times the county median, and most of what sells here is new. The association doesn’t report single neighborhoods, which is why I build the Monterey figures from the MLS listings and sales themselves.
My advice to buyers
Hold every builder price up against what has actually closed. This year’s Monterey sales closed at a median of $340 per square foot. The three Toll Brothers homes in the MLS ask $348 to $482.
Building from a base price costs less per foot at the start. On September 24, Toll’s site listed the Rossi from $738,995 for 2,517 sq ft, before homesite premiums and options. If you’d rather not wait until 2027, the never-lived-in resale at 2629 Waterfront Circle is ready now at $424 per square foot.
Get the builder’s price in writing, because the MLS and the builder’s site didn’t match on one home. And register me as your agent before your first visit to the sales center. Here’s why registering first matters.
My advice to sellers
Your real competition is the builder. In late September, Toll Brothers had five quick move-in homes for sale, all finishing between January and March 2027. It also has a planned Egret collection, anticipated from the $1,900,000s.
A resale wins by being ready now, with finished extras like a pool, landscaping, and window treatments. So price against this year’s closings, a median of $340 per square foot, not against the builder’s asking prices. Then show buyers what those extras would cost them on a new home.
The one closed resale in the MLS so far sold for $25,000 more than its builder price seven months earlier. If you’re thinking of selling, ask me for a pricing review built on these sales.
Living at Monterey

Monterey is a gated Toll Brothers community in the Lakewood Ranch area of east Sarasota County, ZIP 34240. The homes are single-family, one and two story, from 2,517 to 5,801 square feet, set among ponds and lakes in three collections: Ardenna, Shearwater, and Egret.
Toll Brothers lists a clubhouse, fitness center, and resort-style pool as planned amenities, along with pickleball and tennis courts, a dog park, an event lawn, and walking trails. Ask me what is finished on the day you visit. One September 2026 listing showed HOA dues of about $373 a month, and every home is different, so I confirm dues, any CDD assessment, and taxes for the exact address.
The zoned public schools are Tatum Ridge Elementary, McIntosh Middle School, and Booker High School in Sarasota County Schools. Zoning can change, so confirm it with the district before you write an offer. The Classical Academy of Sarasota is about 9 minutes away, and The Out-of-Door Academy’s Lakewood Ranch campus is about 18 minutes away.

For daily life, Waterside Place has lakeside restaurants and shops, and the Sarasota Polo Club plays Sunday matches in season, about 14 minutes away.
