34240 is east Sarasota. The whole ZIP sits in Sarasota County, east of Interstate 75, and it holds a lot of different places. You’ll find the Sarasota County villages of Lakewood Ranch (Waterside, Windward, and Monterey), established golf communities like The Founders Club, Laurel Oak Estates, and Oak Ford, newer neighborhoods like Artistry, and a rural band of acreage homes out toward Myakka.

It’s not a cheap ZIP. On September 24, 2026, there were 213 homes for sale here at a median list price of $750,000, or about $324 a square foot. Homes that sold in 2026 closed higher, at a median of $856,750.

Most addresses go to Tatum Ridge Elementary, McIntosh Middle, and Booker High. Without traffic, you’re about 20 to 26 minutes from Downtown Sarasota and 24 to 35 from the Sarasota Bradenton airport.

Most new homes in 34240 are in the Lakewood Ranch villages. The builders and price bands in this table are the ones published by the master developer, Lakewood Ranch, and by Toll Brothers, as I checked them on September 24, 2026.

The HOA ranges are the developer’s figures, not a quote. For any home you’re serious about, I confirm the exact dues and any CDD assessment before you commit.

New construction is a big share of what’s for sale. On September 24, 62 of the 213 homes listed in 34240 were built in 2025 or 2026. Artistry is the exception: no builder is selling there today, so every home is a resale.

I sold new homes for a national builder, so here’s my one firm piece of advice: register me as your agent before you walk into any sales center. Here’s why registering first matters.

Schools in 34240

Public schools here are Sarasota County Schools. I checked the district’s attendance zone lookup on September 24, 2026; the zones were last updated January 28, 2026. Homes in The Founders Club, Monterey, Artistry, Waterside, Windward, Hampton Lakes, Worthington, Tatum Ridge, and Hidden Creek are zoned for:

  • Tatum Ridge Elementary
  • McIntosh Middle
  • Booker High

Laurel Oak Estates, Sarasota Golf Club Colony, and Palmer Lake are the exception at the high school level. They go to Tatum Ridge Elementary and McIntosh Middle, then Sarasota High instead of Booker High.

Zones can change, and some programs take applications. Before you buy, look up the specific address in the district’s tool, or send it to me and I’ll check it with you.

How long the drives are from 34240

East Sarasota feels far out on a map, but most of it is under half an hour from downtown. Waterside has the easiest run to the airport and the mall. Laurel Oak Estates is the closest of these to the beach.

These are drive times without traffic, measured from the middle of each community’s listings (Waterside from Waterside Place). I computed them with the OSRM route planner on OpenStreetMap roads on September 24, 2026. Give yourself more time at rush hour and in season.

What daily life looks like in 34240

Day to day, a lot of the ZIP revolves around Waterside Place, the lakefront gathering spot on Kingfisher Lake at 1560 Lakefront Dr. Wednesday is Ranch Nite, with live music and games, and there’s a splash park for the kids. On Sundays from 10 am to 2 pm, all year, the Farmers’ Market at Lakewood Ranch sets up along the lake. Both were on the Lakewood Ranch calendar when I checked on October 9, 2026.

If golf is why you’re here, you have two private clubs to look at. The Founders Club is built around its Robert Trent Jones Jr. course, and Laurel Oak Country Club has 36 holes plus a tennis center and a swim center. At Laurel Oak, club membership is separate from buying the home, so ask me what it adds before you fall for a house.

For shopping and the water, use the drive-time table above. The University Town Center mall is 12 minutes from Waterside Place and 23 from Monterey. Siesta Key Beach is 24 minutes from Laurel Oak Estates and 36 from Monterey. Nathan Benderson Park, a 600 acre county park built around a rowing lake, is about 17 minutes from Laurel Oak Estates. Selling a home in 34240

Selling here is not one market. On September 24, 2026, listings in Windward had been on my site a median of 27 days, Waterside 76, The Founders Club 73, and Laurel Oak Estates 111. Across the ZIP, 57 of the 213 listed homes were already pending or under contract.

That is why I price a 34240 home from the closed sales in its own community and its own price band, not from the ZIP average. A price that moves in Windward can sit in Laurel Oak Estates. Nearby, but not in 34240

People often search for these communities together with 34240, but they’re just north, across the county line in Manatee County, with Bradenton mailing addresses. That matters more than it sounds. Questions I get about 34240

Is 34240 Sarasota or Lakewood Ranch?

Both. The whole ZIP is in Sarasota County, and most listings carry a Sarasota mailing address. On September 24, 2026, that was 209 of 219; the other 10 said Lakewood Ranch. Waterside, Windward, and Monterey are Lakewood Ranch villages inside 34240.

What does a home in 34240 cost?

On September 24, 2026, the median list price was $750,000. Split by type, that’s $915,000 for single-family homes and $417,495 for townhomes. Homes that sold from January 1 to September 24 closed at a median of $856,750.

The range is wide. Listings ran from $289,900 for a townhome to $5,244,000 for a new home in Wild Blue.

How fast are homes selling?

A good share of what’s listed is already spoken for. On September 24, 57 of the 213 listed homes were pending or under contract, and listings had been on the site a median of 69 days.

Countywide, single-family homes went under contract in a median of 47 days in August, according to the RASM August report. My advice: if a home in 34240 fits, don’t wait for the weekend to see it.

Which schools serve 34240?

Most of the ZIP is zoned for Tatum Ridge Elementary, McIntosh Middle, and Booker High. The Laurel Oak area goes to Sarasota High. Confirm any address in the district lookup I linked above.

Are there HOA or CDD fees?

The Lakewood Ranch villages publish their HOA ranges, which you’ll find in my new construction table above. Dues, any CDD assessment, and taxes vary by home, so I pull the exact figures for the home you’re considering.

What is there to do near homes in 34240?

Most of it is close. Waterside Place has Ranch Nite on Wednesdays, a splash park, and the Sunday Farmers’ Market from 10 am to 2 pm. Two private golf clubs, The Founders Club and Laurel Oak, sit inside the ZIP. The University Town Center mall is 12 to 23 minutes away and Siesta Key Beach is 24 to 36, depending on the community.

Should I buy new or resale in 34240?

Both are here. On September 24, 62 of the 213 listed homes were built in 2025 or 2026, mostly in the Lakewood Ranch villages, while Artistry is resale only. New homes come with a builder’s plans and options; resales are usually quicker to move into. How do I price a home I want to sell in 34240?

Start with the community, not the ZIP. Median days on site ran from 27 in Windward to 111 in Laurel Oak Estates on September 24, so the same price can be right in one place and too high in another.
