The short answer: Lakewood Ranch is closer to Sarasota and the airport, with more town centers. Wellen Park sits farther south near Venice and the Gulf beaches, and it leans on one walkable downtown. Wellen Park had a lower median asking price in the September 24 listing samples below, but that does not mean it has a lower starting price. Both are big master-planned places with lots of new construction, so the right choice depends on where you spend your days.

I work in both. Here is how they compare on the things buyers ask me about most, with samples of the 26 newest active and pending listings on each of my community pages on September 24, 2026.

Where these numbers come from: the 26 newest listings on each of my community pages for Lakewood Ranch and Wellen Park on September 24, 2026, active and pending. They are asking prices, not sale prices, and describe these samples, not all homes in either community. The samples include different property types, so they are not a like-for-like comparison. Drive times are measured from Main Street in Lakewood Ranch and from Downtown Wellen.

Location is the biggest difference

Lakewood Ranch is inland, along I-75, with University Parkway about 7 minutes from Main Street. You reach downtown Sarasota’s arts and restaurants in about 19 minutes, and the airport in about the same. That works well if you travel often or if someone in the house commutes toward Sarasota.

Wellen Park is a different drive. It covers more than 11,000 acres between Venice and North Port. Historic downtown Venice is about 18 minutes away, and the nearest Gulf beaches are about 16 minutes. Downtown Sarasota is closer to 45 minutes. If beach days matter more to you than the symphony, that tilts south.

Prices and what you get for them

On September 24, the median asking price in the Lakewood Ranch sample was about $200,000 higher than in the Wellen Park sample. Property mix matters: Lakewood Ranch includes long-established golf and country club neighborhoods, while Wellen Park’s sampled listings that day included seven condos and seven townhomes alongside twelve single-family homes. This is not a comparison of equivalent homes. The lowest asking price in the Lakewood Ranch sample was $240,000, compared with $267,990 in the Wellen Park sample.

Do not read the gap as one place being a better deal. A $472,000 home in Wellen Park and a $672,000 home in Lakewood Ranch can be very different houses. For a closer look inside Lakewood Ranch, see my Lakewood Ranch communities compared by price per square foot.

Town centers and daily life

Lakewood Ranch spreads its social life across three town centers: Main Street, Waterside Place, and The Green. Main Street has a cinema, cafes, and a free Music on Main block party on the first Friday of each month. Waterside Place has the Sunday farmers market from 10 am to 2 pm and a splash park on Kingfisher Lake.

Wellen Park centers on one place, Downtown Wellen, built around Grand Lake. There is a 2.8-mile lakeside trail, restaurants, shops, live music at Solis Hall, and kayak and e-bike rentals. CoolToday Park, where the Atlanta Braves hold spring training, is about 7 minutes away. Everything is close together, which many buyers like. It is also one hub rather than three.

Schools

Lakewood Ranch sits in two school districts. The Manatee County side has schools like Robert E. Willis Elementary and R. Dan Nolan Middle, rated A by the Florida Department of Education. Lake Manatee K-8 opened in 2025, and a new Manatee County high school, Rangeland High, is due to open in August 2027.

Wellen Park is in Sarasota County Schools. Downtown Wellen is zoned to Taylor Ranch Elementary, Venice Middle, and the new Wellen Park High School, which opened in August 2026. Zoning changes by street, so check the district’s map for any address before you make an offer. I can confirm it for you.

Fees and the monthly cost

Both places have neighborhoods with association dues, and many Lakewood Ranch villages add a CDD assessment on the property tax bill. I will not quote a typical number, because it swings widely from one neighborhood to the next. Before you compare two homes, I pull the association fees and the tax bill lines for each one, so you compare what you will really pay each month.

New construction in both

Both are strong for new homes. Wellen Park has neighborhoods from builders such as Mattamy, Neal, Taylor Morrison, Toll Brothers, Lennar, and D.R. Horton. Lakewood Ranch has new communities too, including Monterey by Toll Brothers. My Wellen Park new construction guide covers the builders there.

One piece of advice for either place: contact me before your first builder visit. If you walk in alone, you may not be able to bring an agent later. Read who pays the Realtor in new construction for how that works.

Which one fits you

  • Pick Lakewood Ranch if you want to be near Sarasota, fly often, or want a choice of established golf and country club neighborhoods.
  • Pick Wellen Park if you want the beach in about 16 minutes, one walkable downtown, and homes in an area whose September 24 sample had a lower median asking price. Compare similar property types before drawing a conclusion about affordability.
  • Either works if you want a new home, resort amenities, and a master-planned setting. Then the drive to the people and places in your week decides it.

My advice: drive both on a weekday morning and again on a weekend before you decide. The commute and the feel of the town center tell you more than any table. For the wider market, my Sarasota and Manatee market report has the county numbers.
